DPE Diagnostic de Performance Energétique

The Energy Performance Diagnosise, in English, is part of the mandatory property technical diagnostics when selling a property in France also if your are thinking of renting a property in France. It is used to estimate the energy consumption of any residential building, with the aim of reducing polution and greenhouse gas emissions.

Property Diagnostic DPE

The last DPE or Diagnostic de Performance Energétique carried out at the property was in 2025 in preparation for the sale of the property. It is intended to request a new DPE in April 2026 and at the same time have the immobilier diagnostics which include asbestos checks, lead plumbing check, termite check, plus electric aand gaz checks.

Find below all the mandatory diagnoses which have to be comminicated to the buyer or a real estate investor.

First of all, the energy diagnosis (DPE) of the property must have been made before it was put on sale. To proceed with the transaction, the seller must also have: a report relating to asbestos if found in the property, if the property was built before 1997, a report relating to lead, if the building is prior to 1949, a finding on termites, if the property is in an area under order, a report of conformity concerning the installation of electricity and the gas installation if present inside the property and if they are more than fifteen years old.
